Misconception #2: “Agents
from other companies will not show my listings unless I list
with them ...”
Fact: While all companies would love to both list and
sell every property with which they were involved, if companies
only showed their own listings they wouldn’t likely have
many sales. Similarly, no agent or company can list every desirable
property, and consequently, a company which chose to only show
their own listings would be doing a tremendous disservice to
their clients by not letting the client see all properties which
fit their purchase criteria.
Clients should steer clear of companies which tout their large
organization’s ability to sell properties (in House) as
they may try to sit on a property and push it only within their
organization (so that they can make twice the commission –
i.e., both the Buyer’s and Seller’s side). This
comes at the expense of giving a client’s property the
broader exposure available through the MLS – which helps
the client to receive the true market value for the property
in the least amount of time. Because every active real estate
agent works closely with the MLS to find properties suitable
for their clients the agents will find out about ALL properties
which meet their client’s criteria through the MLS (not
because of some inter-office or inter-company marketing connection).
