While there are various entitled and finished
residential and commercial properties in the region –
ready for immediate construction, the vast majority of the undeveloped
parcels in the area are unentitled and unimproved. This means
that (in many circumstances) one must have an overall understanding
of the processes required to gain entitlements (if necessary)
and make a parcel “buildable” in order to make the
most of a property (and make the best purchase). Amongst other
things, this can require knowledge of a site’s soils characteristics
(which affects roads, drainage, foundations, utility runs, wells,
and percolation for waste handling) and a site’s various
usage restrictions from zoning, CC&Rs, and the like in order
to make a parcel ready to be built upon.
Needless to say there is much to consider relative to such a
purchase. No one can know all of the answers, but Foothill's
