Misconception #3: “Buying
a property without utilizing the services of a real estate agent
will likely save me a lot of money…”
Fact: While it is conceivable that a Buyer who purchased
a property without any agent being involved could reach a mutually
beneficial conclusion to a transaction and in the process save
money more often than not any potential savings would come at
the expense of missed opportunities, increased liabilities and
one’s own time lost. Buying or selling a property these
days is a very involved and complicated process and should not
be taken lightly. Additionally, Buyer’s agents fees are
almost always paid by the Seller and are figured into the overall
sales transaction from the outset so there is no disadvantage
utilizing an agent (only for choosing the wrong agent).
A good real estate agent knows the market and the transaction
process and can not only help smooth the path, but quicken the
process – taking care of all of the necessary paperwork
as the transaction proceeds. A great real estate agent is hard
to come by, but can make the whole process almost seem easy
– from explaining and preparing one for each step, to
anticipating and dealing with problems, to helping one watch
for liability pitfalls, to helping maximize a client’s
dollar. A super real estate agent will earn their company’s
fee and a client’s respect by providing a tremendous and
worthwhile service.
